  • Secure Deposit Handling
    We receive and hold the Buyer’s deposit in a non-interest-bearing trust account, as specified in the purchase agreement.

  • Execution of Escrow Instructions
    We follow mutually agreed-upon written instructions from both Buyer and Seller, ensuring all terms are met throughout the escrow process.

  • Document Preparation and Distribution
    Escrow instructions are issued, and all required documents are sent to the Buyer and Seller to begin transaction processing.

  • Timely Document Collection
    We ensure all escrow documents are properly executed by both Buyer and Seller and received in a timely manner, keeping all parties informed.

  • Title Review
    The preliminary title report is thoroughly reviewed to identify and address any items requiring clearance or payment.

  • Payoff and Demand Requests
    We request necessary payoff statements, HOA documentation, and city reports to prepare the file for closing.

  • Agent Coordination
    Our team communicates consistently with real estate agents to facilitate a smooth and coordinated transaction.

  • Lender Collaboration
    If financing is involved, we work closely with the Buyer’s lender to support loan processing and document preparation.

  • Loan Document Signing
    Once loan documents are received, we arrange for a notary appointment with the Buyer to ensure proper execution.

  • Insurance Verification
    We order Evidence of Insurance from the Buyer’s chosen insurance provider, as required by the lender.

  • Funding Preparation
    Signed loan documents and required items are sent back to the lender for final funding approval.

  • Fund Collection and Disbursement
    We verify receipt of all funds needed to close, including Buyer’s funds and lender’s wire, and prepare the Seller’s proceeds.

  • Clear Title Assurance
    Escrow ensures all documents are in order to provide the Buyer with a clear, marketable title upon closing.

  • Final Review
    A full file review is completed to confirm that escrow is clear to close.

  • Recording and Confirmation
    The transaction is set up for recording with the title company once funding is confirmed.

  • Final Disbursement
    Upon confirmation of recording, we disburse funds to all parties according to escrow instructions.
